What Nobody Tells the First-Time Homebuyer
Buying your first home can feel overwhelming, especially when you don't have anyone in your circle who has explained the process. Here's what every first-time homebuyer should know.
The first genuinely cool mornings are here. Summer is slowly giving way to routines again. School is back in session, calendars are filling up, and somewhere between the school drop-offs, work schedules, and everything else, you may find yourself thinking about the things you've been putting off.
Maybe buying a home is one of them.
If it is, there's something I want you to know: You are not behind. You are learning something you've never been taught.
Being the First Doesn't Mean You're Behind
After more than twenty years in this business, there's something I keep coming back to:
Not everyone has someone to call.
Some people grew up watching their parents buy a house. They have an aunt, uncle, friend or coworker who has done it before. They may have someone who can explain what closing costs are or tell them whether something they're experiencing is normal.
But what if you don't?
What if you're the first person in your family or friend group to navigate the process?
When you don't know whether something is normal, it can be hard when nobody in your circle has been through it.
You may find yourself searching online late at night. You read one person's experience, then another. But the information you're finding may come from a completely different market, with completely different rules.
You start wondering if your questions are too basic.
They're not.
You deserve someone who will explain the process, answer your questions and help you move forward without judgment.
These Feelings Are Normal
If you're a first-time homebuyer, you may experience things that make you wonder whether you're ready.
The truth is, many of those feelings are completely normal.
- You Don't Know the Vocabulary: Escrow. Earnest money. Underwriting. Contingencies. Real estate comes with a language of its own. Nobody is born knowing these terms. The people who seem comfortable with them usually learned them from someone who explained them along the way. You can learn them, too.
- You're Nervous: Buying a home is a big decision. Being nervous doesn't mean you're unprepared. It means you understand that you're making an important decision and want to get it right.
- You Ask the Same Question Twice: Or three times. Or ten times. That's okay. I'd rather explain something four times than have you sign something you don't fully understand. Ask the question again if you need to. Your understanding matters.
- You Feel Behind: Behind who? There is no universal schedule for buying a home. There is no specific age when you're "supposed" to have done it. The timeline you think you're supposed to follow may simply be someone else's timeline.
Your path is your path
Stop Counting Yourself Out Before You Begin
You don't need perfect credit.
You don't necessarily need 20% down.
And you don't need to understand every part of the homebuying process before you take your first step.
That's what your real estate and lending professionals are there for.
You can learn as you go.
One of the biggest mistakes I see is people ruling themselves out before they ever have the real information they need to make an informed decision.
Don't count yourself out based on a guess.
Get the information first. Then decide what's possible.
Three Things You Can Do Right Now
If buying a home has been on your mind, you don't have to have everything figured out. Start here.
1. Talk to a Lender: You can do this long before you're ready to buy. A conversation with a lender can help you understand where you stand financially and, if you're not ready yet, give you a roadmap for what to work on and in what order.
Getting information doesn't commit you to buying a home tomorrow. It simply gives you information you can use to make a plan.
2. Learn Your Numbers: Don't focus only on the amount you may qualify for. Think about the monthly payment that allows you to live comfortably. Understanding your budget is just as important as understanding your purchasing power.
The goal isn't simply to find out what someone will lend you. It's to understand what makes sense for your life and your financial goals.
3. Ask Every Question You Have: Then ask the questions you were afraid to ask. Those are often the important ones.
If you don't understand something, ask. If something doesn't make sense, ask. If you're embarrassed because you think your question is too basic, ask anyway.
You don't need to know everything before you begin. You just need to be willing to learn.
And Then the Day Comes
I've handed keys to people who cried in the driveway.
I've watched them call the people they love from the closing table. I've watched them sit on the floor of an empty living room simply because they wanted to be there.
That moment is never really just about a house. It's about being the person who changed what was possible for a family. Everybody who comes after you starts from a different place because of what you did.
That's how generational wealth begins.
It starts with one person deciding they are not going to count themselves out.
